Maize Fence Installation

Maize sits on K-96 in the northwestern corner of the Wichita metro, and it is an incorporated city with its own planning and zoning function. The permit process starts at Maize City Hall, not MABCD. The city lists decks and fences among work that generally needs a permit and asks you to call before you start. No fence fee is published.

Maize's own zoning code, Section III-E.2.e, allows fences up to 8 feet in any required setback, front yard included. Height is measured on the side with the least vertical exposure, so on a slope you measure from the high side. Run front-yard plans past the city before you order material.

Maize's code sets no fixed sight triangle for a house lot. The subdivision rules let the city plat a vision triangle easement on any corner lot. Check your plat before you lay out a corner fence.

Platted utility and drainage easements along rear and side lot lines are common in the newer additions. Maize's code doesn't address fences in easements directly. Check your plat and ask the city before you build over one.

The Maize name covers more ground than the city limits do. Maize USD 266 reaches well into northwest Wichita, and neighborhoods like Reflection Ridge, Lake Ridge Estates, The Meadows, Garden Ridge, Lakewood Estates and Quail Meadows sit in that attendance area rather than inside the city itself. Which set of rules applies to a given address depends on which jurisdiction it is actually in, and that is worth confirming before anyone pulls a permit. Homeowners associations in these developments commonly require written approval on top of whatever the city requires.

For ground conditions, the reference figure used across Wichita and Sedgwick County is MABCD's frost line of 24 inches below finish grade. On wind, the National Weather Service office in Wichita records an average annual wind speed of 11.5 mph over the 1991-2020 normals, prevailing out of the south-southwest, with a record gust of 102 mph on June 17, 2025. Kansas 811 requires at least two full business days' notice before any excavation, post holes included.
